POSITION OVERVIEW
The Senior Director of Real Estate Valuation is a principal-level subject matter expert within our Valuation & Advisory practice. This role leads the delivery of complex, high-value valuation engagements across all major asset classes and serves as the technical authority on methodology, standards, and quality assurance. The successful candidate brings deep appraisal expertise, rigorous analytical discipline, and the gravitas to counsel institutional clients on consequential valuation decisions.
CORE RESPONSIBILITIES
Valuation Execution & Technical Leadership
• Direct the valuation of complex commercial real estate portfolios encompassing office, retail, industrial, multifamily, hotel, and mixed-use assets.
• Apply and critically evaluate all three approaches to value — income, sales comparison, and cost — selecting and weighting methodologies appropriate to each assignment.
• Develop and review Discounted Cash Flow (DCF) models, capitalization rate analyses, and market rent studies with precision and defensibility.
• Lead appraisals for litigation support, arbitration, condemnation, financial reporting (IPSAS / IFRS), and loan underwriting purposes.
• Oversee and sign valuation reports in compliance with IVS, RICS Red Book, and applicable local standards.
• Establish and maintain quality control protocols across all engagement deliverables, ensuring accuracy, coherence, and regulatory compliance.
Market Research & Intelligence
• Conduct and direct comprehensive market research across target geographies, including supply/demand dynamics, absorption trends, and capitalization rate benchmarking.
• Maintain mastery of macroeconomic drivers affecting real estate values: interest rates, cap rate spreads, debt capital markets, and investment flows.
• Cultivate proprietary market data through broker relationships, transaction databases, and primary research.
• Author market commentary and white papers that position the firm as a thought leader in valuation advisory.
Valuation Quality Check & Control
• Design, implement, and enforce a firm-wide Valuation Quality Control (VQC) framework governing all stages of the valuation process, from engagement acceptance and data collection through analysis, report drafting, and final sign-off.
• Conduct technical review and independent verification of valuation assumptions, comparable selection, model inputs, and final value conclusions prior to report issuance, with particular rigor on high-value, complex, or contentious assignments.
• Maintain a standardized peer review process requiring structured sign-off at defined checkpoints, ensuring all deliverables conform to IVS, Taqeem, RICS, and ASA standards before client submission.
• Identify and remediate recurring valuation errors, methodological inconsistencies, or reporting deficiencies through root cause analysis and targeted team training.
• Maintain a QC audit trail and internal log of reviewed engagements, findings, and corrective actions to support regulatory compliance, client audits, and continuous improvement initiatives.
Client Advisory & Engagement Management
• Serve as the senior point of contact for institutional clients, Investment funds, pension advisors, lenders, and sovereign wealth funds.
• Translate complex valuation findings into clear, actionable counsel for non-technical stakeholders including C-suite executives and investment committees.
• Manage engagement scope, timelines, and fee structures to ensure profitable, on-time delivery.
• Identify and develop new client relationships in collaboration with firm leadership.
Team Development & Practice Management
• Mentor and develop a team of Directors, Managers, and Analysts through structured supervision, technical coaching, and performance feedback.
• Champion best practices in valuation methodology, report writing, and client communication across the practice.
QUALIFICATIONS
Required
• 10+ years of progressive real estate valuation experience, with at least 3 years in a senior advisory or consulting capacity.
• TAQEEM fellowship designation is mandatory or equivalent credential (MRICS).
• Demonstrated expertise in income-producing property valuation across multiple asset classes.
• Proficiency in Excel-based financial modeling; familiarity with other similar data platforms.
• In-depth knowledge of IVS standards and applicable valuation regulations.
• Track record of managing complex engagements for institutional-grade clients with exacting standards.
• Exceptional written and verbal communication skills, including experience presenting to investment committees and senior executives.
• Bachelor’s degree in Finance, Economics, Real Estate, or a related quantitative field.
Preferred
• Graduate degree (MBA, MS Real Estate, or equivalent) from an accredited institution.
• Experience with international valuation standards (IFRS, RICS Red Book) and cross-border portfolio assignments.
• Exposure to distressed asset valuation, bankruptcy proceedings, heritage buildings valuation or special-purpose property appraisals.
• Prior Big 4, national advisory firm, or institutional investment management background.
