RDD -Hospitality Fit Out Manager Full Time NEW

Job Purpose

The Fit-out Manager is responsible for planning, managing, and delivering all fit-out works across the project to ensure that interior finishes, FF&E, and specialist systems are delivered in compliance with approved designs, brand standards, authority requirements, and operational readiness objectives, while aligning with the Developer’s PMO governance framework and overall project milestones.

Key Responsibilities

1. Fit-out Planning & Strategy

• Develop and implement the Fit-out execution strategy in alignment with the overall project delivery plan.
• Define fit-out scopes, sequencing, and interfaces with base build and shell & core works.
• Coordinate fit-out phasing to support early handover, testing, and operational readiness.

2. Design Coordination & Technical Management

• Manage fit-out design coordination with architects, interior designers, and specialist consultants.
• Ensure alignment between base build design and fit-out requirements.
• Review and manage fit-out drawings, shop drawings, mock-ups, and samples.
• Ensure compliance with hospitality brand standards and tenant design guidelines.

3. Fit-out Delivery & Site Management

• Oversee execution of fit-out works by contractors and specialist subcontractors.
• Monitor site activities to ensure compliance with approved designs, specifications, and quality standards.
• Coordinate with main contractor to manage access, logistics, and work interfaces.
• Support resolution of fit-out-related RFIs and technical issues.

4. Quality, Testing & Commissioning

• Ensure implementation of fit-out quality control procedures.
• Review inspection and test plans (ITPs) related to finishes and specialist systems.
• Oversee snagging, de-snagging, and final inspections.
• Support testing, commissioning, and readiness for authority approvals and handover.

5. Authority, Brand & Operational Compliance

• Ensure fit-out works comply with applicable authority regulations and approvals.
• Coordinate requirements related to hospitality operators and brand representatives.
• Support approvals and inspections by government authorities, including tourism-related stakeholders.
• Ensure fit-out works meet operational and guest experience requirements.

6. Change, Risk & Interface Management

• Identify and manage fit-out-specific risks, including late design changes and interface clashes.
• Support the Change Control process with technical and scope impact assessments.
• Coordinate value engineering and alternative fit-out solutions where required.
• Manage interfaces between fit-out works, base build, MEP systems, and operational equipment.

7. Reporting & Stakeholder Coordination

• Prepare fit-out progress reports for PMO and project leadership.
• Coordinate closely with:
• Technical & Delivery Manager
• Project Control Manager (schedule alignment)
• Commercial and Procurement teams
• Main Contractor and Fit-out Contractors
• Operators, tenants, and brand representatives
• Provide early warnings on fit-out risks affecting project handover or opening.

Authority & Decision-Making

• Authority to review and reject non-compliant fit-out submissions and workmanship.
• Authority to request corrective actions and rework.
• Authority to escalate fit-out risks and delivery issues to senior management.
• No authority to approve commercial or contractual changes; provides technical and delivery recommendations in line with PMO governance.
