Job Title: Quantity Surveyor (Landscape, Pools & Interior Fit-Out)

Job Summary:

We are looking for an experienced Quantity Surveyor with strong expertise in landscape works, swimming pools, and interior fit-out projects. The ideal candidate must have solid UAE experience and be capable of handling the full range of QS responsibilities, including cost estimation, BOQ preparation, variations, valuations, and subcontractor management. The QS will work closely with the project, procurement, and site teams to ensure accurate cost control and commercial compliance across all projects.

-Key Responsibilities:

1- Cost Estimation & Budgeting

• Prepare detailed cost estimates for landscape, pool, and interior fit-out works.

• Review drawings, specifications, and project scope to prepare accurate BOQs.

• Conduct quantity take-offs for softscape, hardscape, irrigation, pools, MEP items, carpentry/fit-out elements, and finishing materials.

• Develop cost plans and forecasts based on UAE market rates.

2- Tendering & Procurement

• Prepare tender documents, pricing sheets, and technical commercial proposals.

• Evaluate subcontractor and supplier quotations for accuracy and compliance.

• Prepare comparison statements and recommend subcontractor selections.

• Assist procurement in identifying material alternatives and value-engineering options.

3- Contract Administration

• Prepare, review, and manage contract agreements with subcontractors and suppliers.

• Handle variations, change orders, and claims with detailed justifications.

• Ensure contract compliance and track project costs against approved budgets.

• Manage interim payments, final accounts, and subcontractor bill certifications.

4- Site Coordination & Measurement

• Conduct regular site visits to verify quantities, progress, and completed works.

• Coordinate with site engineers to confirm measurements and resolve discrepancies.

• Maintain accurate records for as-built quantities and material usage.

5- Reporting & Documentation

• Prepare monthly cost reports, cash flow projections, and cost-to-complete analysis.

• Document all commercial correspondence and maintain proper filing of QS records.

• Provide commercial input during project meetings and advise on cost impacts.

-Qualifications & Requirements:

• Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related field.

• Minimum 4+ years of relevant experience in UAE-based QS projects.

• Strong experience in landscape, pools, and interior fit-out is mandatory.

• Excellent knowledge of measurement methods, BOQ preparation, and cost control.

• Strong understanding of materials, specifications, and construction practices in the UAE.

• Proficient in MS Excel, AutoCAD, QS software (CostX, Candy, etc.) is an advantage.

• Excellent communication, analytical, and negotiation skills.

• Ability to work under pressure and meet deadlines.

-Preferred Skills:

• Experience in luxury villa landscaping, high-end fit-out, or complex pool projects.

• Knowledge of FIDIC and UAE construction contract practices.

• Strong attention to detail and problem-solving abilities.
