Job Summary
The 3D Modeller / Designer – Fire Fighting Systems will produce detailed 3D models, coordination drawings and fabrication information for firefighting and life‑safety systems. The role involves converting design intent and specifications into accurate BIM/3D models, preparing shop drawings, and supporting design, procurement and site teams to ensure manufacturability, installation coordination and compliance with relevant codes and standards.

3D Modelling & Drawing Production
Create and maintain detailed 3D models for firefighting systems including wet/dry risers, sprinklers, hydrants, pump sets, tanks and pipework using BIM/CAD tools
Produce accurate fabrication and shop drawings, isometrics, splice and support details derived from models
Ensure models include correct routing, clearances, hangers and coordination with other services
Prepare layout and detail drawings suitable for procurement, fabrication and site erection
Coordinate models with mechanical, electrical, structural and architectural disciplines to identify and resolve clashes
Run clash detection sessions, document issues and implement agreed resolutions within the model
Attend coordination meetings and present modelling progress and clash mitigation proposals
Ensure designs and models comply with NFPA, BS and local authority requirements and project specifications
Interpret design drawings, hydraulic calculations and manufacturer data to reflect correct component selection and arrangement
Identify design inconsistencies or constraints and propose practical, cost‑effective modelling solutions
Support procurement and fabrication teams with model extracts, BOMs, cutting lists and spool drawings
Provide site support during installation queries, producing revised details and as‑built models as required
Handover complete model data and documentation to project teams upon milestone delivery
Work closely with design engineers, estimators and project managers to align modelling deliverables with programme requirements
Contribute to BIM standards, modelling templates and best practice for firefighting system workflows
Participate in post‑project reviews and share lessons learned to improve future modelling efficiency
Requirements
Education
Diploma or degree in Mechanical Engineering, Building Services, BIM/CAD, or related discipline
Experience
2–6 years’ experience in 3D modelling/BIM for firefighting, sprinkler and life‑safety systems or related building services
Proven track record producing shop drawings, isometrics and fabrication information from 3D models
Technical Competencies
Proficiency in BIM and CAD software such as Revit, AutoCAD, Navisworks and relevant modelling plugins
Experience with clash detection workflows, Navisworks Manage or similar tools
Knowledge of firefighting systems: sprinklers, risers, hydrants, pumps, tanks and related fittings
Ability to read and interpret mechanical, hydraulic and installation drawings and specifications
Competence in producing BOMs, cutting lists and ISO drawings; familiarity with Excel for schedules and take‑offs
