Reporting Line: Reports to Head of Finance

Role Overview:

Our client, a leading real estate developer in the UAE, is seeking a Finance Manager – FP&A to join its growing finance team.

This is a key role responsible for driving financial planning, budgeting, forecasting, performance analysis, and cash flow management across a portfolio of development projects. The ideal candidate will be comfortable working in a fast-paced real estate environment, partnering with multiple business functions, and providing financial leadership that supports business growth and operational excellence.

Key Responsibilities:

• Lead the annual budgeting process and prepare periodic forecasts across projects and business functions.
• Monitor financial performance, including revenue, costs, profitability, and cash flow, while identifying and explaining variances against budgets and forecasts.
• Develop and maintain financial models to support project feasibility assessments, investment decisions, and business planning.
• Prepare monthly management reports, dashboards, and Business Review Meeting (BRM) presentations for senior leadership.
• Support cash flow planning and liquidity management at both project and corporate levels.
• Work closely with Development, Sales, Procurement, and Project teams to ensure financial objectives are aligned with operational goals.
• Ensure compliance with accounting standards, financial controls, and company policies.
• Review and oversee accounting transactions to ensure accurate financial reporting and proper accounting treatment.
• Drive process improvements, reporting efficiencies, and data accuracy across the finance function.
• Lead, mentor, and develop members of the finance team while supporting key business decisions.

Skills and Requirements:

• Bachelor’s Degree in Finance, Accounting, Economics, or a related discipline.
• 5–6 years of finance experience within the real estate development industry.
• Strong experience in FP&A, budgeting, forecasting, financial modelling, and management reporting.
• Solid understanding of accounting standards, financial controls, and financial reporting requirements.
• Proven ability to review and ensure proper accounting entries and financial bookings.
• Previous experience leading a team and making commercially sound financial decisions.
• SAP experience is highly preferred.
• Advanced proficiency in Microsoft Excel and financial analysis tools.
• A professional qualification such as ACCA, CPA, CMA, or CA will be an advantage.
• Strong analytical, communication, and stakeholder management skills.
